Every Notice of Trustee's Sale.
Every county. Before anyone else.
Multi-agent AI monitors all 254 Texas county clerk sites and extracts foreclosure notices with confidence-scored accuracy, so you act inside the 21-day window, not after it closes.
A notice must be filed at least 21 days before the first-Tuesday sale. We surface it the day it posts, so you get the whole window, not what's left of it.
Everything you need to act before the sale.
A complete, audit-trailed picture of every Texas foreclosure, delivered in time to do something about it.
All 254 counties
Statewide coverage, not the ~85 counties national platforms reach. No Texas filing slips through.
~24-hour delivery
From filing to your dashboard in about a day. Daily refresh, not the weekly cycle of legacy data.
Confidence-scored
Every field carries a confidence score and an audit trail to the original filing. Trust it, then verify it.
The full filing
Extracted data, legal description, metes & bounds, arbitration audit, and original OCR, all in one view.
Notice Explorer
Filter by county, trustee, lender, confidence, and date. Save searches and let alerts watch them for you.
Export & API
Clean CSV and structured JSON into your CRM or model, or pipe the full feed in via REST on Enterprise.
Four agents. One compounding pipeline.
A multi-agent system handles each stage independently. Every notice is re-read several times across a cycle — and each pass runs its own arbitration, so accuracy compounds the longer a notice has been live. Every record carries a confidence score and an audit trail back to the source filing.
Monitor
Polling agents hit all 254 county clerk endpoints on staggered intervals. Detects new filings, format changes, and outage states.
Extract
Vision + LLM agents parse PDFs, OCR scans, and HTML tables on every read pass — pulling borrower, trustee, sale date, address, principal, and lien position independently each time.
Arbitrate & refine
Every read triggers its own arbitration pass. A referee model compares both extractions against the source, scores 0–100, and updates the canonical record. Confidence climbs with each pass — anything below 94 flagged for human review.
Deliver
Browse the Notice Explorer in-app, save the filter sets you care about, get daily email alerts on new matches, or pull bulk CSV/JSON exports. Every record links back to the source filing.
Pay for the counties you watch.

Counties may only be removed from your selected list once per sale cycle. You may add counties at any time during the cycle up to your plan limit.

Questions, answered.
Yes. Every self-serve plan (Starter, Professional, Statewide) includes a 7-day free trial. Pick a plan, choose your counties, and add a card to begin. You're not charged during the 7 days; on day 8 your card is charged for the plan you picked and your subscription continues month-to-month until you cancel. Cancel in two clicks anytime during the trial and you won't be charged at all. Enterprise is negotiated separately.
Median latency is approximately 24 hours from the moment a notice posts on a county clerk site to the moment it's in your dashboard with alerts firing, versus the weekly cycles common to national platforms. That difference is days of usable runway inside the 21-day window.
§51.002 requires non-judicial foreclosure sales to be held on the first Tuesday of each month, with notice of sale filed and posted at least 21 days before the sale. Because we surface filings within about a day of posting, you get the maximum slice of that window. Every notice shows a days-left countdown so nothing ages out unnoticed. The next sale date is currently 2026-07-07.
Yes. All 254 Texas counties are monitored continuously. National platforms typically reach only part of the state. Statewide and Enterprise plans include every county; Starter and Professional let you focus on a chosen subset.
We report 99.2% extraction accuracy. That figure is the product of a multi-agent pipeline that cross-checks every extraction and scores confidence field by field, with low-confidence records flagged for human review. Every field carries an audit trail to the original filing, so you can verify anything you rely on.
